Lighthouse Companies, LLC
Terms of Service
Last updated October 15, 2026 — Consent and Data Rights Update1. Agreement to These Terms
These Terms of Service ("Terms") are a binding agreement between you and Lighthouse Companies, LLC ("Lighthouse," "we," "us," or "our") covering your use of Lighthouse, including lighthouseapp.pro, our web app and installable app, Lighthouse Logic, and related emails, notifications, and services (the "Service"). By creating an account, signing in, uploading a document, preparing a result, buying Lighthouse Pro, or otherwise using the Service, you agree to these Terms and acknowledge our Privacy Policy. When you create an account, you accept these Terms and the Privacy Policy by ticking the box that says you are at least 18 years old and agree to them, and we record the version, the time, your IP address, and your browser with that agreement. If you do not agree, do not use the Service. Section 32 contains a binding arbitration agreement and class action waiver that affect how disputes are resolved.
2. What Lighthouse Is
Lighthouse is a software tool that uses artificial intelligence ("Lighthouse Logic") and calculations to help you understand mortgage documents and concepts, compare loans, keep track of your home and mortgage, plan a purchase, and learn about homeownership. Lighthouse is an informational and educational tool only. It is not a mortgage lender, servicer, broker, loan originator, financial institution, credit counselor, housing counseling agency, law firm, or licensed financial, tax, or investment advisor. It does not originate, service, broker, arrange, negotiate, or underwrite loans, does not take loan applications, does not check your credit, and is not a consumer reporting agency. Lighthouse Logic is an AI system, not a person.
3. Eligibility
You must be at least 18 years old and able to form a binding contract to use the Service, including to prepare a result before creating an account. The Service is designed for residential mortgages and homes in the United States. You may not use the Service where doing so would violate applicable law, including the export and sanctions rules in Section 31.
4. Your Account and Sign-In
You can create an account and sign in with a one-time link sent to your email address or, where available, with Google. Lighthouse does not ask for a password when you sign in. Sign-in links work once and expire after 15 minutes; if you request a link on one device and open it on another, the device that asked for the link may also be signed in. Some features require a verified email address, including Lighthouse Pro checkout, document uploads inside the app, and notifications. You are responsible for giving accurate information, for keeping your email and Google accounts secure, and for activity under your account. Tell us promptly if you believe someone has accessed your account without permission. You can review your signed-in devices and sign out of all of them in Settings. To change your account's email address, contact us.
5. Results Before You Create an Account
Before creating an account, you may enter mortgage facts or upload a mortgage statement or Loan Estimate to prepare a Mortgage Health Score or loan comparison draft. By uploading a document, you confirm that you are at least 18 and agree to its AI processing as described in our Privacy Policy. Draft access expires after 24 hours. A complete score requires the necessary facts and a current matching benchmark; missing information is disclosed, and values Lighthouse estimates are labeled. After you create an account or sign in and save a result, its information becomes part of your account.
6. Your Content
You keep ownership of the documents, information, and messages you submit ("Your Content"). You give Lighthouse a limited, non-exclusive, royalty-free license to host, store, copy, process, transmit, and display Your Content, including sending it to our service providers such as our AI providers, only as needed to provide, protect, and support the Service for you and as described in our Privacy Policy. You are responsible for Your Content. You confirm that you have the right to submit it, including any information about other people, such as a co-borrower or household member, and that submitting it does not violate any law or anyone's rights. Upload only documents that relate to you or that you are authorized to use. Do not upload Social Security numbers, full payment-card or bank-account numbers, or unrelated identity documents, and cover such identifiers before uploading when you can. Letter forms do not ask for loan or account numbers; add them yourself after downloading a letter if needed.
7. Free Plan and Lighthouse Pro
Lighthouse offers a free plan and a paid plan, Lighthouse Pro. The free plan currently includes 5 Lighthouse Logic questions per day, renewing at midnight in the time zone your device reports; a total of 2 document analyses in the app; up to 3 combined servicer and manual home-value lookup requests per database reporting day; core mortgage rates; calculators; part of the Learning Center; come-back reminders; and a view of the first result you save during onboarding. Lighthouse Pro currently removes the Free-plan question and document-analysis quotas, subject to the usage limits and availability described in Section 8; the Home Profile, including multiple homes, saved reports, exports, share links, and home-equity tracking; mortgage letters; lookups without the Free-plan allowance and automatic home-value updates, subject to applicable request limits and source availability; rate alerts, reminders, and other notifications; dated summaries of separately verified mortgage benchmarks, with unsupported program and housing observations unavailable; and the full Learning Center. Features and limits may change, and the plan details shown in the app when you use it apply. We may also provide complimentary, promotional, or legacy Lighthouse Pro access, or adjust the features of an account, at our discretion, and that access can end.
8. Usage Limits and Fair Use
To keep the Service reliable, we set limits for everyone, including for Lighthouse Pro features without Free-plan quotas, such as limits on requests per minute, daily AI usage per account, lookups per hour, file size and number of pages, and total daily AI capacity for the Service. If you reach a limit, you may need to try again later. We may limit or suspend access if we see abuse, automated use, attempts to get around limits (such as creating multiple accounts), or use that burdens the Service.
9. Buying Lighthouse Pro
Lighthouse Pro is available as a monthly subscription, currently $14.99 per month, or as an annual pass, currently $49 for 365 days. The price, billing interval, and renewal terms shown at checkout apply to your purchase. Payments are processed by Stripe, Inc. on its secure checkout page; Lighthouse never receives or stores your full card number. You need a verified Lighthouse account to buy, and Lighthouse Pro is tied to that account, not to a device, so it is available wherever you sign in. Promotion codes, when offered, are subject to their stated terms. Prices do not include taxes unless stated, and you are responsible for any taxes that apply.
10. Monthly Subscription: Automatic Renewal and Cancellation
When you choose the monthly subscription and confirm your purchase at checkout, you expressly agree to a recurring subscription at the price shown, currently $14.99 per month plus any applicable tax, and you authorize Stripe to charge your payment method each month until you cancel. The monthly subscription renews automatically every month, and Stripe charges your payment method for each new month at the then-current price until you cancel. You can cancel at any time in Settings > Lighthouse Pro > Manage Billing, or with Manage plan and payment on the Billing page, which opens Stripe's billing portal. After you cancel, your subscription does not renew, and you keep Lighthouse Pro through the end of the month you already paid for. If a renewal payment fails, you keep access for a short grace period, currently up to 7 days after the paid month ends, while the payment is retried; after that, your account moves to the free plan until payment succeeds. If we raise the monthly price, we will email you at least 7 and no more than 30 days before the new price takes effect, with instructions for cancelling before then. When your monthly subscription starts, we email you a confirmation of these terms and how to cancel, and we remind you at least once a year that it is renewing.
11. Annual Pass
The annual pass is a single payment for 365 days of Lighthouse Pro and does not renew automatically. We will remind you 14 days and 3 days before it ends and let you know when it has ended. To continue, you can buy another year at the price shown then; if you buy within 30 days before your current pass ends, the new year begins when the current one ends. When a pass ends, your account moves to the free plan. Your saved information stays in your account, but Lighthouse Pro features, such as the Home Profile, become locked.
12. Refunds, Disputes, and Account Deletion
All purchases are final and non-refundable, except where required by law. If a payment is fully refunded, the Lighthouse Pro access it paid for ends. If you dispute a charge with your bank or card issuer, we may suspend Lighthouse Pro while the dispute is open, restore it if the dispute is resolved in our favor, and end it if not. Deleting your account immediately cancels an active monthly subscription and ends any annual pass, without a refund for unused time except where required by law.
13. No Professional Advice; No Fiduciary Relationship
Nothing Lighthouse provides, including Lighthouse Logic's answers, suggestions, next steps, drafts, grades, and verdicts, is professional mortgage, financial, legal, tax, or investment advice, even when it is personalized to your information or phrased as a recommendation. No advisor-client, attorney-client, or fiduciary relationship is created. Always verify information independently and consult a licensed professional, such as a loan officer, HUD-approved housing counselor, attorney, or tax advisor, before making financial decisions.
14. No Lending or Servicing Decisions
Lighthouse does not make lending decisions, approve or deny loans, or determine loan eligibility, and it does not negotiate with lenders or servicers for you. Lighthouse is not associated with the government, and its services are not approved by the government or by your lender or servicer. Lighthouse does not guarantee any mortgage outcome, including approval of a loss mitigation, loan modification, forbearance, refinance, PMI removal, dispute, or other request; even if you use Lighthouse, your lender or servicer may not agree to change your loan. All lending, servicing, and underwriting decisions are made solely by the applicable lender, servicer, or investor, never by Lighthouse. Lighthouse is a software tool and educational service. It is not a mortgage assistance relief service, loan modification service, or foreclosure consultant; it does not contact your lender or servicer for you or promise any result, and no fee we charge depends on the outcome of any request you make to your lender or servicer.
15. AI-Generated Content; Accuracy Limitations
Lighthouse uses large language model technology, which can make mistakes, omit information, rely on outdated information, and misread uploaded documents, and AI systems can produce answers that sound right but are wrong. You are solely responsible for independently verifying all output, including mortgage information, calculations, document interpretations, scores, grades, estimates, letters and drafts, recommendations, timelines, deadlines, and payment, escrow, and loan information, before acting on it. Output is not a substitute for reviewing your original documents or consulting a licensed professional. You assume all risk of relying on any output from Lighthouse.
16. Scores, Estimates, Rates, and Market Data
Mortgage Health Scores, lender grades, loan comparisons and verdicts, calculators, affordability and qualification results, home-value and equity estimates, payoff, refinance, and PMI scenarios, and similar results are educational estimates based on the information available to Lighthouse, and missing or estimated information can change them. They are not credit scores, appraisals, loan offers, rate quotes, pre-qualifications, pre-approvals, or lending decisions. They are not consumer reports and may not be used to decide anyone's eligibility for credit, insurance, employment, housing, or any similar purpose. Displayed market figures use available dated primary-source observations from the U.S. Treasury, the Federal Reserve and Freddie Mac's Primary Mortgage Market Survey. Benchmarks used in scores, comparisons and alerts require a matching source, loan category and observation date; a survey average is not a personalized offer. Unsupported provider-generated market figures and interpretations are withheld. Source failures can leave data stale or unavailable, and observations can differ from any rate a lender offers you. Home-value results are automated provider-grounded public-source estimates whose underlying value, source and date are not independently verified by Lighthouse. They are not appraisals; verify them before making a decision.
17. Letters, Drafts, Plans, and Deadlines
Lighthouse can prepare drafts of letters and messages, such as qualified written requests, notices of error, requests for information, payoff statement requests, PMI removal requests, third-party authorizations, hardship letters, loss mitigation cover letters, CFPB complaint preparation, escrow analysis disputes, and ready-to-send messages or call scripts, along with payoff and refinance plans, countdowns, and reminders. Lighthouse never sends letters or messages to your lender, servicer, or anyone else for you; you decide whether to use a draft, and you send it yourself. Review every draft for accuracy and completeness, add any required details, such as your loan number, and consider having an attorney or HUD-approved housing counselor review important letters. Statements about legal requirements and response deadlines are general information and may not apply to your situation. Deadlines, countdowns, and reminders are estimates based on your documents and general rules, may be wrong or late, and are not guaranteed to be sent or received; always confirm deadlines against your original notices and with your lender, servicer, or a licensed professional.
18. Share Links
If you create a share link, a Lighthouse Pro feature, anyone who has the link can view the shared report without signing in until the link expires after 30 days. Share links only with people you trust; you are responsible for what you choose to share. To remove a link sooner, contact us.
19. Notifications and Electronic Communications
You agree to receive electronic communications from us, including sign-in links, security and account notices, plan and billing notices, and, as your settings allow, notifications and reminders, and you agree that agreements, notices, and disclosures we provide electronically satisfy any requirement that they be in writing. You can manage optional notifications in Settings, but you cannot opt out of essential service messages while you have an account. Notifications are a convenience: we do not guarantee that any notification will be sent, delivered, or received on time, and you remain responsible for your own deadlines and decisions.
20. Acceptable Use
You agree not to: use the Service for anything unlawful, fraudulent, or harmful; submit information about another person without the right to do so; upload malware or content that infringes anyone's rights; access or try to access another person's account or data; get around plan limits, usage limits, paywalls, or security measures, including by creating multiple accounts; use bots, scrapers, or other automated means to access the Service or extract data without our prior written consent; reverse-engineer, decompile, or try to extract the Service's source code, prompts, or underlying models, except where the law allows; overload, disrupt, or interfere with the Service or its infrastructure; use the Service or its output to build, train, or improve a competing product or AI model; resell, sublicense, or commercially redistribute the Service or its output; or present Lighthouse output as coming from a licensed professional, a lender, a servicer, or a government agency.
21. Intellectual Property
Lighthouse, its name, logo, design, content, and underlying software are the property of Lighthouse Companies, LLC and its licensors and are protected by copyright, trademark, and other laws. We give you a limited, personal, non-exclusive, non-transferable, revocable license to use the Service for your own personal, non-commercial purposes under these Terms. Except as these Terms expressly allow, you may not copy, redistribute, sell, or create derivative works from Lighthouse or its content. You may use the letters, reports, and other output Lighthouse prepares for you for your own personal purposes.
22. Feedback
If you send us feedback or suggestions, you allow us to use them for any purpose without obligation or compensation to you.
23. Third-Party Services
The Service relies on third parties, including Railway for hosting and databases; Google's Gemini API and Grounding with Google Search for AI and current-information features; Google for optional sign-in; Resend for email; Stripe, Inc. for Lighthouse Pro payments; browser push services for notifications; and official publishers, such as the U.S. Treasury, the Federal Reserve, and Freddie Mac, for market data. The Service may also show links to third-party websites, such as search suggestions and sources. We are not responsible for the availability, accuracy, content, or practices of third parties, and your use of their services is governed by their own terms.
24. No Affiliation with Lenders or Servicers
Lighthouse Companies, LLC is an independent, standalone entity. Lighthouse is not owned by, operated by, endorsed by, or affiliated with any mortgage lender, loan servicer, bank, credit union, or other financial institution referenced within the Service or its output, including any servicer identified through the Servicer Lookup tool or named in a generated letter. Mentions of specific lenders or servicers are for informational and identification purposes only and do not imply any partnership, endorsement, or business relationship.
25. Service Availability and Changes
We may add, remove, modify, or suspend features of the Service, discontinue the Service in whole or in part, perform maintenance, or change prices at any time, with or without notice, except where these Terms or the law require notice. We do not guarantee that the Service will be available without interruption or free of errors.
26. Suspension and Termination
You may stop using the Service at any time and may delete your account in Settings. We may suspend or terminate your access, with or without notice, if you violate these Terms, if we must do so to comply with law, or to protect the Service, our users, or others. If we terminate your account because you violated these Terms, you are not entitled to a refund. Provisions of these Terms that by their nature should survive termination, including those on your content license for information we keep, disclaimers, limitation of liability, indemnification, dispute resolution, and governing law, survive.
27. Disclaimer of Warranties
To the fullest extent permitted by law, the Service and all output are provided "as is" and "as available," without warranties of any kind, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, title, and non-infringement. We do not warrant that the Service will be uninterrupted, secure, or error-free, that AI output will be accurate or complete, or that notifications will be delivered. Some jurisdictions do not allow certain disclaimers, so some of these may not apply to you.
28. Limitation of Liability
To the fullest extent permitted by law, Lighthouse Companies, LLC and its members, managers, employees, and agents are not liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, savings, data, or opportunities, or other financial loss, arising from or related to the Service or these Terms. This includes, without limitation, damages arising from reliance on AI-generated output, any decision by a lender, servicer, or other third party, missed deadlines, foreclosure, damage to your credit, inaccuracies in documents you upload, your own mistakes, or the failure or unavailability of any third-party service. Our total liability for all claims relating to the Service or these Terms is limited to the greater of the amount you paid us for the Service in the 12 months before the claim arose or $100. These limits apply whatever the legal theory and even if we were told the damages were possible. Your sole remedy for dissatisfaction with the Service is to stop using it. Nothing in these Terms limits liability that cannot be limited or excluded under applicable law.
29. Indemnification
You agree to indemnify and hold harmless Lighthouse Companies, LLC and its members, managers, employees, and agents from claims, damages, losses, and expenses, including reasonable attorneys' fees, arising from your use of the Service, Your Content, or your violation of these Terms or of anyone's rights.
30. Force Majeure
Lighthouse Companies, LLC is not responsible for delays or failures in performance resulting from causes beyond its reasonable control, including internet or telecommunications outages, cloud hosting, infrastructure, or AI provider outages, cyberattacks, natural disasters, or government actions.
31. Export and Sanctions Compliance
You agree to comply with all applicable export control and economic sanctions laws and regulations in connection with your use of the Service, and you represent that you are not located in, and are not a resident of, any country or region subject to a U.S. government embargo, and are not on any U.S. government list of prohibited or restricted parties.
32. Dispute Resolution; Binding Arbitration; Class Action Waiver
PLEASE READ THIS SECTION CAREFULLY. IT AFFECTS YOUR LEGAL RIGHTS, INCLUDING YOUR RIGHT TO FILE A LAWSUIT IN COURT. Before starting a claim, you agree to contact us at the address in Section 36 and try in good faith to resolve the dispute informally for at least 30 days. Except for disputes that qualify for small claims court and disputes involving intellectual property rights, you and Lighthouse Companies, LLC agree that any dispute arising out of or relating to these Terms or the Service will be resolved through binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, rather than in court, and not by a jury. The arbitration may be held by video or phone or in the county where you live, and fees will be allocated as those rules provide. You and Lighthouse Companies, LLC each waive the right to a jury trial and the right to participate in a class action, collective action, or other representative proceeding. Any arbitration will be conducted on an individual basis only, and the arbitrator may not consolidate the claims of more than one person. You may opt out of this arbitration agreement by emailing us, within 30 days after you first accept these Terms, with your name, your account email address, and a statement that you opt out of arbitration. If any part of this section is found unenforceable, the rest of this section and of these Terms remain in full force and effect, and the unenforceable part will be resolved under Section 33.
33. Governing Law and Venue
These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-law principles, except that Section 32 is governed by the Federal Arbitration Act to the extent applicable. Any claim that is not subject to arbitration will be brought in the state or federal courts located in Arizona, and you and Lighthouse consent to their jurisdiction, except that either party may bring a qualifying claim in small claims court.
34. Changes to These Terms
We may update these Terms. We will post the new version here with a new "Last updated" date, and if the changes are material, we will tell you in the app or by email before they take effect. When we make a material change, we will ask you to review and agree to the updated Terms in the app before you continue, and we will record your agreement. If you do not agree, you may stop using the Service and delete your account. For other changes, using the Service after they take effect means you accept them.
35. General
These Terms and our Privacy Policy are the entire agreement between you and Lighthouse about the Service. If any provision is found unenforceable, the rest remain in effect. Our failure to enforce a provision is not a waiver. You may not transfer your rights under these Terms without our consent; we may assign them in connection with a merger, acquisition, or sale of assets. By accessing or using Lighthouse, you agree to these Terms electronically, and your electronic acceptance has the same legal effect as a handwritten signature to the extent permitted by law. These Terms are available in English and Spanish; if the versions conflict, the English version controls. Section headings are for convenience only.

37. Personal Use; Professional and Business Use
Lighthouse is for your own personal use. If you are a loan officer, mortgage broker, real estate agent, housing counselor, or other professional, you may not upload or process your clients' or customers' documents or personal information in Lighthouse, or use it to provide services to them, unless you have a written agreement with us that includes a data processing addendum (the form is at lighthouseapp.pro/dpa). Uploading another person's information without that authority violates Sections 6 and 20. To ask about a business arrangement, contact us at the address in Section 36.
38. Accessibility, Security Reports, and Copyright Notices
We want Lighthouse to be usable by everyone. If you find a barrier, tell us at the address in Section 36 and we will work to fix it. If you find a security vulnerability, email us the details, give us a reasonable time to fix it before you disclose it, and do not access, change, or delete other people's data; we will not pursue good-faith security research that follows these rules. Copyright notices go to the same address.
39. Notice to California Residents
Under California Civil Code Section 1789.3, California users are entitled to the following consumer rights notice: the Complaint Assistance Unit of the Division of Consumer Services of the California Department of Consumer Affairs may be contacted in writing at 1625 North Market Blvd., Suite N 112, Sacramento, California 95834, or by telephone at (916) 445-1254 or (800) 952-5210.
