1. What Lighthouse Is

Lighthouse is a software tool that uses artificial intelligence ("Lighthouse Logic") to help users understand mortgage-related documents and concepts. Lighthouse is an informational and educational tool only. It is not a mortgage lender, servicer, broker, financial institution, law firm, or licensed financial advisor, and does not originate, service, broker, or underwrite loans. You must be at least 18 years old to create or use a Lighthouse account.

2. No Affiliation with Lenders or Servicers

Lighthouse Companies, LLC is an independent, standalone entity. Lighthouse is not owned by, operated by, endorsed by, or affiliated with any mortgage lender, loan servicer, bank, credit union, or other financial institution referenced within the Service or its output, including any servicer identified through the Servicer Lookup tool or named in a generated letter. Mentions of specific lenders or servicers are for informational and identification purposes only and do not imply any partnership, endorsement, or business relationship.

3. No Professional Advice; No Fiduciary Relationship

Nothing provided by Lighthouse constitutes professional mortgage, financial, legal, or tax advice. No advisor-client or fiduciary relationship is created. Always verify information independently and consult a licensed professional before making financial decisions.

4. AI-Generated Content; Accuracy Limitations

Lighthouse uses large language model technology, which may contain errors, omissions, or outdated information, and can misread uploaded documents. AI systems can produce plausible-sounding but incorrect output. You assume all risk of relying on any output from Lighthouse.

5. Account Security and User Responsibilities

Creating a Lighthouse account requires your name, email address, and password, followed by email verification. You are responsible for providing accurate account information, maintaining the confidentiality of your password, and promptly using the password-reset process or contacting Lighthouse if you believe your account is compromised. You agree to use Lighthouse only for lawful purposes, to upload only documents you have the right to upload, and not to reverse-engineer, scrape, overload, or interfere with the Service. Do not upload Social Security numbers, full payment-card numbers, or unrelated identity documents. Enter a mortgage account number in a form only when it is needed for the letter you chose to create.

6. Your Data and Documents

You retain ownership of anything you upload. See the Privacy Policy below for what's collected and how it's handled.

7. Lighthouse Pro and Payments

Lighthouse Pro is available as a monthly subscription ($9.99/month, billed each month until canceled) or an annual one-time purchase ($49, granting 365 days of access with no auto-renewal). A verified Lighthouse account is required before checkout, and Pro is permanently linked to that account email so it follows you across devices. Monthly subscribers can cancel at any time through the billing portal; access continues until the end of the paid period. Payments are processed by Stripe, Inc.; Lighthouse never receives or stores your full card number. All purchases are final except where required by law.

8. Intellectual Property

Lighthouse, its name, logo, design, and underlying software are the property of Lighthouse Companies, LLC, protected by copyright, trademark, and other applicable laws.

9. No Warranty

Lighthouse is provided "as is" and "as available," without warranties of any kind, including accuracy or fitness for a particular purpose. We do not warrant the Service will be uninterrupted, error-free, or that AI output will be accurate or complete.

10. Limitation of Liability

To the maximum extent permitted by law, Lighthouse Companies, LLC and Lighthouse are not liable for indirect, incidental, special, consequential, or punitive damages, or loss of profits, data, or financial loss arising from your use of the Service. Your sole remedy for dissatisfaction is to stop using it.

11. Indemnification

You agree to indemnify and hold harmless Lighthouse Companies, LLC from claims, damages, or expenses arising from your use of the Service or violation of these Terms.

12. Third-Party Services

Lighthouse uses cloud hosting and database services; Google's Gemini API and Google Search grounding for AI and current-information features; Resend for account verification, password-reset, security, and reminder email; Stripe, Inc. for Lighthouse Pro payments; and browser push-delivery services when notifications are enabled. The code also supports Anthropic as an alternate AI provider if configured. We are not responsible for the availability, accuracy, or independent practices of these providers.

13–15. Changes, Termination, Governing Law

We may modify or discontinue the Service, or these Terms, at any time. We may suspend or terminate access for any reason, including a violation of these Terms. These Terms are governed by the laws of the State of Arizona.
